Our Wickers, contractors that examine the properties, will assess homes initially to establish basic information on all appliances, interior element/space conditions, exterior walls/elements/roof conditions, site conditions, etc. This information will be recorded into our management software, Propertyware. Homeowners will be sent a report as well as have access to this information through their Propertyware Portal.
Seasonally, our Wickers will examine the subscribers homes for preventative maintenance, and send a quarterly report of our findings. These items of preventative maintenance will be prioritized for the homeowner to complete. Homeowners may use our vetted contractors to do the work, hire contractors that they know, or do the work themselves.
It is more economical to do Preventative Maintenance than reactive maintenance. If we can see shingles blown off the roof after a storm instead of waiting for the ceiling to fall in from months of water damage that finally shows up, we can save man hours and dollars. Replacing a few shingles is a few hundred dollars vs. replacing shingles, replacing damaged wood members in the sheathing and trusses, as well as repair the ceiling and possibly drywall and trim at ceiling/wall junctions, even floors or concrete foundation damage that could be tens of thousands of dollars.

An initial assessment should take 4-6 hours.
Factors that affect the assessment time:
- Home square footage
- Yard size
- Roof pitch and height
- Number of levels
- Age and condition of house
- Number of detached structures on property.
- Location of Appliances
It will take 3-7 business days to generate and post the report to the Owner's portal.
Once you receive your prioritized report, It is your decision as to what to do with the suggested maintenance. You may pay Baileywick a fee to manage the needed work, or you may manage the work yourself. Baileywick can provide you with vetted contractors with decades of experience You may chose to use contractors that you already have relationships with, or do the work yourself.
